Notice of an Application for a Zoning By-law Amendment
TAKE NOTICE THAT the Council will be considering the following application for a zoning by-law amendment under Section 34 of the Planning Act, R.S.O. 1990, c. P.69, as amended on:
January 10, 2023

PURPOSE AND EFFECT: The purpose of the application for a zoning by-law amendment is to recognize the deficient minimum lot area and yard setbacks to permit a camp in the Natural Resources (NR) zone. The amendment would rezone the lands to and NR-Exception zone.
Specifically, a lot area of 0.1 hectares (0.26 acres), a north setback of 7.3 meters (24 feet), an east setback of 14.6 meters (48 feet), a south lot setback of 19.5 meters (64 feet) and a west setback of 11.0 meters (36 feet), whereas the by-law requires a lot area of 5 hectares (12.35 acres) and all yard setbacks of 15 meters (161.42 feet).
The subject land contains an existing camp and an 8 foot by 10 foot shed. The lot is not serviced, contains no water source and a privy and is accessed by a private road.
THE PUBLIC MEETING is for the public to express their views about the application. Any person or agency may attend the public meeting and/or make written or verbal representations either in support of or in opposition of the proposed zoning by-law amendment.
If a person or public body that files an appeal of a decision of Council of the Township of Larder Lake in respect of the proposed zoning by-law amendment does not make oral or written submissions to the Municipality before it makes a final decision, the Ontario Land Tribunal (OLT) may dismiss the appeal.
If a person or public body would otherwise have an ability to appeal the decision of the Council of the Township of Larder Lake to the OLT but the person or public body does not make oral submissions at a public meeting or make written submissions to the Municipality before the by-law is passed, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a public meeting or make written submissions to the Municipality before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the OLT unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
